Start with the sentence on the report, not with a new gutter slogan.

Inspection notes are not all the same. “No gutters,” “damaged gutters,” “loose,” and “downspout discharges at the foundation” are different findings. InterNACHI’s Standards of Practice say the inspector looks at gutters and downspouts from the ground or the eaves. The same standard says the inspector is not required to walk the roof, run a water test, or inspect buried downspout pipes. Read the line you actually received. A photo in the report is a clue. It is not a PrimeFlow scope.

  • Missing: which roof edges have no trough.
  • Damaged: sagging, open joints, a section pulled off the fascia, or a split downspout.
  • Discharge: where the water is released, not only whether a gutter exists.
  • Separate trades: roof leaks, grading, or structural notes stay with those trades.

Photograph the edge from the ground before you ask anyone to price it.

From the yard, in daylight, shoot the elevation the report names, the outlet if you can see one, the downspout at the wall, and the ground where water would land. Note the side of the house. Do not climb a tile roof to prove the finding. Those photos help an estimator and your agent talk about the same edge. They do not show hanger screws hidden behind the trough or the wood behind the fascia.

Get a written scope before you negotiate a number.

A useful scope names the roof edges, the profile under consideration, the outlets, the downspouts, where water is released, what is removed, and what is left out. Building America treats the gutter and the downspout as one roof-runoff plan. A price with none of those lines is not comparable to a price that has them. What the scope should be able to answer

Which edges. Six-inch or seven-inch only if the roof that feeds that edge supports the choice. How many downspouts, and where they land. Whether fascia work is included or excluded. Cleanup. Warranty terms on the written agreement, if the work is booked.

Ask through your agent while the contract is still open.

Two paths buyers commonly discuss are a seller or builder completing the work before closing, and a credit so you hire the work after closing. They are not the same. An install before closing can be looked at on the walkthrough. A credit leaves the route for later, after you own the house. Verify the route. Do not treat the gutter as a foundation repair.

A gutter collects roof water from the edges it serves and sends it to a downspout. That can reduce splash on the wall and how hard roof water hits soil near the slab. It does not regrade the lot, stop groundwater, or repair a structural finding. If the report names structure, a licensed contractor or engineer should speak to that item. At a walkthrough, confirm the runs in the scope are up, the downspouts are fastened, and water has a visible place to leave that is not hard against the wall when the lot allows it.
