Short answer. Many manufactured homes can take gutters, but the manufacturer decides. Federal installation standard 24 CFR 3285.203(f) says the manufacturer's instructions must state whether the home is suitable for gutters and downspouts, and, if they are installed, that runoff must be directed away from the home. Check those instructions before ordering a system.

01 / FIELD NOTE

The manufacturer says whether the home is suitable.

Section 3285.203(f) says manufacturers must specify in their installation instructions whether the home is suitable for the installation of gutters and downspouts. If the home is suitable, those instructions must indicate that when gutters and downspouts are installed, the runoff must be directed away from the home. The section does not say every home in a Central Florida community gets gutters. This page does not invent a community name or a count of homes.

02 / FIELD NOTE

Site drainage on that standard is a site rule, not a site-built gutter detail.

Paragraph (a) says drainage must direct surface water away from the home to protect foundation supports and to prevent water build-up under the home. Paragraph (c) says drainage must slope at least one-half inch per foot away from the foundation for the first ten feet, unless property lines, walls, slopes, or other physical conditions prohibit that slope, in which case drains, swales, or other grading must carry water away. That slope is an installation-standard rule for the manufactured-home site. It is not copied here as a PrimeFlow detail for a site-built house.

  • Ask for the manufacturer’s installation instructions before a gutter is promised.
  • If the instructions say the home is not suitable, do not treat a gutter as required.
  • If gutters are installed on a suitable home, direct the runoff away from the home.
  • Do not use a community brochure as a gutter count.
03 / FIELD NOTE

PrimeFlow still fabricates only what the drawing shows.

When the instructions allow gutters and the fascia can take them, the applicable PrimeFlow practice is .032 aluminum, hidden hangers about every 16 inches, and oversized downspouts, only as the drawing shows. Those practices are not what 3285.203 requires. The regulation does not name a gauge or a hanger spacing.

04 / FIELD NOTE

Orlando and Sarasota keep separate order paths.

A manufactured-home visit in the Orlando market uses (407) 902-7639 and the Orlando seamless-gutter page. A visit in the Sarasota market uses (941) 404-3901 and the Sarasota seamless-gutter page. The federal section is the same text. The office that quotes the job is not.

Workmanship warranty

PrimeFlow offers a 7-year workmanship warranty on its own installation. It does not rewrite the manufacturer’s suitability statement, and the terms exclude site drainage and erosion.

05 / FIELD NOTE

The estimate starts with the instructions and the edge.

A free estimate can record whether instructions were available, what the visible roof edge will hold, and where the downspout can discharge away from the home. It does not grade the pad and it does not print a price on this page.

Sources and limits

That federal section is not a rule that every manufactured home must have gutters, and this page does not count communities.
